Swallow Hill Investments makes educated real estate investments and monitors all new opportunities that come both on and off market. Although >99% of these do not meet our strict standards for investment, when we do find a needle-in-the-haystack investment that fits the below criteria, we move quickly:

  • Class-B/C quality assets with material upside

  • Los Angeles County, Orange County, Inland Empire, Ventura County, Central Coast, Central Valley

  • Below-replacement cost

  • Motivated sellers

  • Well-located

  • No soft-story retrofit needed

  • Preference for assets only subject to AB 1482

  • In-place yield reasonably close to market interest rates, with the ability to stabilize at an appropriate spread over market cap rates

  • Preference for the potential to add ADUs
